What is the difference between prefab and a custom log homes

If you have ever driven by a log yard you may have seen a number of timber structures being built on site. Because of this notation that log homes are built on site and then taken down and shipped to their destination they often get confused as being prefab homes. In this article we will break down the difference between a prefab and custom log home.

Prefabricated homes, also know as pre-fab homes, essentially these homes are constructed in a factory and then shipped to their location in pieces where they are put back together in a matter of days.

The category of prefabricated homes can be quite large including:

Modular Homes

Homes that are built in modules in a factory and then shipped to their destination to be reassembled. Most modular homes are also equipped with windows, doors, cabinetry, flooring, plumbing and electrical. These designs tend to have a bit more “boxy” feel to them as they need to be easily shipped ad delivered.

Manufactured Homes

Also known as factory framed or panelized homes, manufactured pre-cut your floor system and build the walls. The framing is stacked flat and then trucked to the location where it is built on site. These home do not have the windows, doors, kitchen installed but have select vendors that they work with.

Kit-Homes

Kit homes are commonly found with log cabins. If you want to have the experience of building your own home but don’t have the time to deal with all the measuring details these homes are good for you. Kit homes are cut to spec and packaged up in a way that allows you to do it yourself. The main difference between a kit home and a panelized home or modular home is that in a kit home you put it back together yourself and a modular home the company does it.

Shipping Container Homes:

New to the market place is shipping container homes. They are literally made from old shipping containers and can be stacked together much like Lego to make your home any size you wish.

Custom Log Homes

Custom log homes, are exactly how they sound, custom. With the previous options we discussed above they all have slight limitations because much of the work is done in a factory. Custom log home builders build their homes on-site in a log yard before shipping it to ensure quality control and because all of the tools and materials are available. A lot of work is required for a custom log home such as drying the logs, pealing and cutting. To do that on location site would take months and be very costly to the consumer. Artisan log homes can be custom to fit any design and property. Because we assemble and dis-assemble every log and transport it separately we don’t have height and weight constraints for the size of the home.

Even though a log home will first be assembled at a log yard everything is done custom, not mass-produced. You are able to pick every element of your homes design and customize it to your liking.  Once we have it right in the log yard we take it down and ship it to your location where we meet up containers and assemble it on-site.

Why are log homes built in a log yard?

It’s a pretty amazing site to drive by a log yard and see some of the massive timbers on site and watch as crews of craftsmen build beautiful custom log homes.

Recently, we were asked why we build everything in our log yard and not at the future location of the home. Some custom log builders will build the entire project on-site but it isn’t very common for a few reasons.

Cost

There are a number of tools and machines required to build a custom log home including cranes, peelers and mills. Like Artisan, many custom builders have most of these items already in their log yard. To pack all the equipment up and ship it, or try and source it for each location, would be extremely costly and time-consuming and not beneficial to the client. Having a central location to prepare all of the timber is more economical.

Time

The process of building a log home can take anywhere from one to three months to complete. Hiring a crew to go on location for that amount of time, would again, quickly become costly. Also, depending on the time of year and species of wood, we may need to dry the wood which can take even more time.

Quality Control

If you have ever built anything, you know that at some point something will go wrong and need correcting. The same goes for building a log home. Throughout the process we sometimes will find that a log twisted, split or was cut too short and we will need to make adjustments. When we are working at the log yard and these things happen it’s a much easier fix because we have other logs available, expertise on hand, and more resources available to ensure your project gets back on track.

Having your log home assembled first at a log yard, disassembled, and then shipped to your location to be re-assembled is the best way to ensure your dream home is built with the least amount of headaches and cost to you.

Worm Gear Screw Jacks

This year we were faced with the opportunity of mounting a number of screw jacks (settling jacks) on top of all the vertical posts in a full scribe Cedar log home that is destined for California. Our clients had asked us to make them as low profile and least visible as possible. All the posts in this specific project have large flared (fluted) character ends that make it impractical to have screw jacks at the bottom which would allow them settle through the floor system into a space below.

Concealing the Screw Jacks

Two of the biggest challenges to mounting screw jacks are;

  1. keeping them accessible during theadjustment period, which can last up to 2 years and;
  2. keeping them concealed, in a non-obtrusive way,
    while they’re not being adjusted.

The typical full scribe log home consisting of 9’ interior walls may settle anywhere from 2 to 6 inches
depending on species of wood and the moisture content of the wood. This means the space allowed for
settling plus the space needed for adjustment and the hardware, can be upwards of 10” to 12”. Keep in
mind, in most situations there must also be enough room around the traditional screw jack for a bottle
jack to be used to relieve the pressure during adjustment.

Location of Screw Jacks

Most traditional full scribe log homes built using non kiln dried wood will need some form of settlement adjustment for all vertical posts located within the full scribe level of the house. The screw jack can either be placed at or near the top of the post or at or under the bottom of the post.

If the jack is located on top of the post, a layer of wood trim or flashing will have to be built in order to conceal the lowering system, if a traditional jack is recessed into the top area of the post, a large panel of wood will have to be built to cover the access area. If the jack is located at the bottom of the post, the jack can be concealed in the floor joist system and accessed from below or a flashing or wood trim system will have to be built in place to conceal the settling area.

Solution

When brainstorming ways to better conceal the screw jack system we came across the Joyce Dayton worm gear jack. We took this jack and combined it with 2 of our old techniques into one efficient, strong, easily adjustable and concealed system. This log project is currently under construction so we built a prototype.

Hardware needed

  • Joyce Dayton worm gear screw jack. (We used a 3 tonne)
  • 1/4” socket on a 12” extension
  • 1/2” cordless drill
  • layout tools and a chainsaw

Steps to concealing the jack inside top of post

This same system can be used at the bottom of a log post.

  1. Cut a 10”x8” block out of the top of the log post, 14” deep. (the jack will take up 6” of vertical space)
  2. Cut a 10” x 8” x 7” block to sit on top of the jack and carry the load of the log beam above. This block will be recessed 1” into your pocket during re-assembly and settle deeper as the jack is lowered during
    adjustment.
  3. If the bottom of your cut out is rough and uneven, we suggest using epoxy to level out the bearing area.
  4. Drill a 1”1/2 hole in the bottom of your pocket for the protection tube of the jack to fit into.
  5. Layout and drill a 1” access hole on the side of your post to access the input shaft (worm shaft) on the side of the jack. There are 2 input shafts on theses jacks, either can be used but keep in mind the up and down motion will be opposite.
  6. Cut a 1” dowel to plug the hole when not in use.
  7. Once your system is in place, the jack can be lowed (or raised) very easily by you, your contractor and
    even the homeowner.

Chateau Montebello: One of the Oldest Timber Structures in North America

We just came back from this year’s International Log Builders Conference. This year was the 42nd annual conference and was held at the Chateau Montebello – Montebello, Quebec, Canada. The Chateau Montebello is celebrating over 85 years in the community and is one of the oldest Timber structures and largest full scribe log structures in North America. Constructing this now hotel, took over 10,000 logs and 500,000 hand-slit roof shanks.

There are many stunning features but the grandest of them all is the fireplace and lobby area.  This fireplace centrepiece is shaped in hexagon with a 6-sided stone chimney rising more than 20 meters (66 feet) from floor to ceiling. Soaring above are some incredible rafters stretching 18 meters, (60 feet) in length.montebello-interior

Standing outside the building you not only admire the craftsmanship, but appreciate the labour and hours that went into this building back in the 1920’s and 30’s during its construction.

Montebello is any log home builders dream to live. The community is extremely passionate about timber with numerous other structures in the area. Montebello has often been referenced as the log home capital of the world and after spending a few days in the area we can see why.

Just recently a local regulation was passed requiring every new municipal and public structure to have a portion of it built out of logs. It will be interesting to see how much the community grows and builds further structures to attract tourism and builders alike.

Feature Project: Building a Log Home in Italy

Over the years we have helped numerous homeowners build their dream log cabin or home. One project that stands out was one we call the “Italian Job”.

Due to the high energy standards in Europe, there are not many log home structures. Western Canada is one of the few places in the world able to provide the size of timber required to meet these standards. At the time there were only two log homes to our knowledge. So when we received a call from an Italian couple in Pomparato, Italy who were interested in building a log home, we were excited to be the ones to build the third.398494_366008933477093_1945813241_n

During the winter and spring months of 2012, at our Mission, B.C. log yard, we constructed a two-story, 1,080 square feet on the main floor and 528 square feet loft, full-scribe log home. Due to the extreme winters and strict energy code we used Western Red Cedar for the shell. The total cost of the project was approx. $1250,000 including the log rafters. Tariffs and duty accounted for 18% of the total invoiced project.

We invited the Italian couple to visit us in Mission to not only see firsthand their dream home coming together, but to also experience West Coast Canadian living. It was a pleasure to host them for a few days and really get to know the family.

209511_351246568286663_641076922_oWe fully constructed the home in our log yard. Once completed, the home was packaged up into 2 soft-top shipping containers. Over the next four weeks the logs traveled by train to Montreal and then by boat to a port in Italy, after which they would be trucked from the port to the job site located in the Alps.

We arrived with a 4-man crew a few days before the logs to review the job site and to settle into the region. It was a real eye opener when we arrived in Pomparato, Italy. This was authentic Italy where few people spoke English. Thanks to Google translator and hand signals we were able to find our way and communicate with the locals.

Once the logs arrived on-site we were prepared to go to work like we do in Canada, working from sunrise to sunset. One of the things that we loved about Italy was the hospitality and welcoming nature of everyone. Instead of working through lunches like we normally do, every day at noon we were greeted by a vehicle that would take us down into the village where we would be wined and dined by the owners and other locals in the village. After two hours of Italian pasta and wine we had a shot of espresso and headed back up to the project site.

After five days we completed the project. It was a heart warming experience to see the joy and appreciation in the couple’s eyes knowing that this home was a dream home come true.

It was a pleasure and an honor to be welcomed into the community and the homes of many people while we were in Pomparato and it has been wonderful continuing to receive updates from the couple.

They are officially living in their home and have installed solar panels making their home even more energy efficient.

It was a once-in-a-lifetime experience to work in such a remote part of the world. We hope to have additional projects like this in the future!

5 Questions When Buying Raw Land to Build On

When it comes to building your dream home, more often than not you will be buying a new piece of raw land to build on. In some cases purchasing the raw land can be more stressful than the process of building your log home. So to help you out, here are 5 things to consider when looking to purchase raw land for building a log home or cabin.

Step 1: What do you require of the site?

The first step is to clearly identify what you are looking for in a property. It’s important to outline what the “musts” are versus what the “likes” are. This can help save you time and ensure that the properties you’re looking at will meet the criteria. Some of the questions you might want to ask include:

  • Are there any special features you want your property to have? (scenic view, waterfront, forest, hillside)
  • What types of buildings will you be building and how many? (home, detached garage, outbuildings)
  • Will you be operating a business from this location in addition to living on it?
  • Will you have animals or a garden?

Step 2: Are there accessible utilities at the site?

If you are building on raw land there may not be access to major utilities like sewer, water and power. It’s important to do your research and find out how much it will cost to have these utilities brought in or if there are other options available. If you are in an area that is just starting to develop, find out what other development plans are taking place as this can help you make some decisions. If additional properties will be going in over the next year or two, it may be beneficial for you to use generators and other means of energy for the first year or two. And then, once the additional properties are built, either share the cost to have the utilities brought in with the other homeowners, or hopefully there is a great enough demand that the utility companies will extend their services at their own expense.

Step 3: Is the land really buildable?Building Log Homes - Raw Land

There is nothing worse than buying a piece of property and mapping out the plans for your dream home only to find out that you can’t build due to zoning or
environmental factors. In addition to finding out what the availability is for utilities, you also want to find out whether there are any building restrictions and what they are.

Features like creeks, lakes and hillsides can make a property appealing, but you also want to make sure that the property won’t be affected by sliding earth if an earthquake occurs, flooding in the spring, or cause harm to spawning fish in a creek.

It’s also important to check the zoning restrictions of the land. Is there a limit to the size of the property or the number of buildings, or are there restrictions on the use of the property? The current property owner may not be aware of all the zoning details in the area so check with the local Planning and Zoning offices.

Step 4: What is the true cost of the property?

The sale price of the property may not provide all of the details and costs of the property. As described above you may have other costs to consider before you can even begin to build on the property:

  • Rezoning, subdividing and permits.
  • Property taxes and fees.
  • Mineral rights.
  • Utilities: Sewer, hydro, gas and water.
  • Access to the property via road or boat.

Step 5: Talk to the experts.

Before you purchase a property to build on it’s important to talk to the experts and get other opinions. Speaking to your local real estate agent is a great start. If there are neighbors close by, they can be a great resource and provide insight into some of the issues or concerns that the property may have that you may not be aware of.

For many of our clients that we are building projects for, we will visit a potential piece of property with them when possible and help them through some of the challenges like zoning and permits. It’s comforting to know that you have someone helping you through the process that has done it all before and can give you advice along the way.

Hopefully this article has helped shed some light on the questions and considerations you need to explore before purchasing a property. If you have questions about a property that you are looking at, and if it is buildable, we would be happy to discuss some options with you.

The Nook Daily Find is a historical thriller by William Boyd that I picked up several years ago and has been adapted to the big screen by The Sundance Channel and the BBC. Audible has a Teen/YA thriller that is reminiscent of Dexter; I like the narrator and may have to get this one. The pricing fairies forgot to drop the price on the Kobo Daily Deal, The Selection by Kiera Cass, but Amazon dropped the Kindle edition price, so get it there. In the Kindle Daily Deals, I bought One for the Money so long ago that my copy is in LIT format.
